Perspective Home Inspections offers a thorough home inspection. To help you better understand the process, the following is a brief description of what is included in a typical home inspection.
The inspection normally takes 2 or 3 hours. I start at the roof and evaluate not only the roof surface, but also the chimney, the ventilation system, the electrical service entrance, the plumbing stack, and any other systems or components located on the roof.
My next step is to inspect the exterior of the home. I use a macro and micro approach to look at both the big picture and all the details.
I then move inside the house, and start in the basement or crawl space where I examine the major systems of the house and then work my way up through the home into the attic. While inside, I address such things as the structure, the heating and cooling systems, the electrical and plumbing systems, the interior finishes, the insulation and ventilation, and accessories such as fireplaces. I do not turn off any systems during the inspection.
The inspection is not complete until testing of all plumbing fixtures,operating features of all windows & doors are checked. It should be noted that no destructive testing is carried out to the homes systems or components. Alarms & security systems are considered to be private and therefore are not tested.
The condition of the home at the time of inspection will be documented both fairly and as accurately as possible. It is my intention not to create an extensive deficiency list down to the last "nail pop" but rather give an overview to help the client make their own decision.
My evaluation is then communicated through a detailed inspection report, which includes descriptions of all the systems in the home, as well as any recommended improvements. This will help you prioritize the improvements and develop a blueprint for your future in the home.
